Everyone is talking about smart homes these days. Although high-tech items do make a difference, there is more to making a home “Smart”. SEED Homes are not only “Smart” with respect to incorporating the latest technology, but are thoughtfully designed, well-crafted and thoroughly tested during and after construction.

SMART IS: ENERGY EFFICIENCY

Our SEED Weathertight insulation package, high-efficiency heating and cooling systems and solar panel installation make up the bulk of our efficiency packages. But we also install LED lights, energy star appliances and Low-E energy star windows. None of it is done in a vacuum. Many use a piecemeal approach, but our intimate understanding of efficient design and construction allows us to design and build your home as a single cohesive system.

SMART IS: INTEGRATED TECHNOLOGY

Not all smart home applications are made equal. We integrate thoughtful technologies in a sensible manner, so your home is secure, easy to operate, and simple to maintain.

SMART IS: HIGH PERFORMANCE SYSTEMS

There are more and more “moving parts” in a home. Our HVAC systems are properly sized to fit a homes needs, using energy modeling and testing to ensure accuracy. The systems are designed and tested for proper room balancing, air flow and comfort. Fresh-air intakes are installed to exhaust stale air and continuously pump fresh air through the home, ensuring a dry, comfortable, healthy build.

SMART IS: OPTIMAL DESIGN

As families, technologies, and priorities have changed drastically in our century, we have changed along with it. That means incorporating design elements like open floor plans, more outdoor living spaces and smart home workstations. We consider home orientation on its site to bring abundant natural daylight into the interior and incorporate elements of passive solar design when possible.

SMART IS: HEALTHY INDOOR AIR QUALITY

There are many paints, sealants and adhesives that are used during construction. SEED Homes are built using paints and sealants that are low in VOC (Volatile Organic Compound) content. Low and No VOC paints are also of higher quality and last longer than the High VOC paints. Simple procedures like taping all open ducts during construction and flushing out the home post construction ensure home health. As we spend more of our time indoors, a healthy home becomes more and more vital for today’s families.

SMART IS: A BEAUTIFUL FINISHED HOME

Our focus on a high quality build is not only inside the walls, but also at the finish end. Why compromise on the quality and feel of the home? From spacious master suites to dramatic open floor plans to gourmet kitchens, SEED Homes are finely finished and breathtaking from the first step inside. We custom design and craft our finishes. All our cabinets are custom made to order and hand made in Virginia. Floors are hand-finished on site. For finishing touches that add character to the home we incorporate features such as reclaimed wood beams, bright niches, and coffered ceilings. To make the home unique, we ensure the finish end is suited for the homeowner, the neighborhood, the style of home. These finish elements complete the “story” of the home.

SMART IS: INSULATION

County code requirements for insulation are insufficient, especially in our region, where extreme weather systems are a norm. A hefty, well-sealed, properly installed insulation system ensures a comfortable home no matter the madness going on outside. A focus on major leakage points, like the attic and floor joists, along with testing and inspection by a 3rd party, guarantee a well-insulated, comfortable building envelope.

SMART IS: SUSTAINABILITY AND MATERIAL USE

We recycled over 95% of all waste. We incorporate sustainable materials such as FSC certified lumber and locally sourced materials whenever possible.

SMART IS: DURABILTY

Our homes are not just built to lest decades, but generations. We build homes to withstand hurricane force winds, torrential floods, snowmaggedon winters and everything in between. Our materials list is a “who’s who” of the top of the line products in their class: Advantech, James Hardie, Certainteed, ZIP, Icynene, etc. etc. The list goes on and on.

SMART IS: WATER EFFICIENCY AND MANAGEMENT

Inside the home we utilize low-flow faucets and dual flush toilets to conserve water without compromising comfort and performance. Around the home we design sites to collect stormwater, decreasing the amount of run-off to nearby rivers and streams.

SMART IS: 3RD PARTY VERIFICATION

Why take our word for it? LEED Certification is the most stringent of all Green Home certifications with an extensive process of home testing, documentation and energy modeling to ensure the homes meets strict standards for LEED quality construction. Every SEED Home built is LEED Certified, and many achieve Silver and Gold status upon completion.
